Retail and shopping centers
Multi-tenant monuments and pylons with replaceable panels, tenant sign criteria that keep storefronts consistent and one contractor for new tenant signs as leases turn over.

Commercial signs · Dallas Fort Worth
Road signs, building identification, tenant storefronts and lobby signs, planned as one program and delivered by one team. Signs Express surveys, designs, engineers, permits, fabricates, installs and maintains commercial signage for retail centers, office buildings and industrial sites across Dallas Fort Worth.
A commercial sign company designs, builds and installs signage for businesses and properties. On larger projects it manages the whole sign program: site survey, design, engineering, permits, fabrication, installation and ongoing maintenance. For a retail center or office property, that means one team coordinating pylon or monument signs, building signs, tenant storefronts and interior signs so they match and move through approval together.
Commercial property signage
A pylon or monument at the road tells drivers this is the place. Building identification tells them which building. Tenant storefronts along the walkway tell them which door. Inside, lobby, suite and wayfinding signs take them the rest of the way. Each layer serves a different visitor at a different distance.
Planned together, those layers make a property read as one place, and new tenants slot in without a redesign. Ordered one at a time from different vendors, the seams show. Signs Express plans, builds and installs every layer, then keeps it maintained after opening.

Property types
Every commercial property needs road, building and interior signs in some mix. What changes is who you are signing for.
Scope
Commercial sign projects go wrong in the gaps: between signs, between vendors and between approvals. Planning the whole program closes them.
| Compare | Ordering signs one at a time | Planning a sign program |
|---|---|---|
| Design | Each sign drawn on its own, often by a different vendor | One design family from the road sign to the lobby |
| Survey | A site visit per sign, per vendor | One survey covering every sign location on the property |
| Permits | Filed piecemeal as each sign comes up | Planned together and sequenced with construction and openings |
| Tenant changes | New panels and letters sourced case by case | Panel sizes and criteria documented for straightforward turnover |
| Accountability | Several contacts for one property | One project manager from survey to final walkthrough |
Already have signs on site? We survey what exists and fold it into the plan instead of starting over.

How we run commercial projects
On a commercial project, the signs are only half the job. The rest is coordination, and we manage all of it.
We measure elevations and frontage, photograph each approach, locate power and document every existing sign, then build the program on real site conditions.
A single point of contact tracks drawings, approvals, fabrication and installation dates, and coordinates with owners, property managers, general contractors and tenants.
Pylon and monument structures typically need engineered foundations, and large wall signs need attachment details. We provide the engineering each sign and each city requires.
Each sign may need its own permit, and each DFW city has its own sign code and review process. We prepare and track the applications for every sign on the property.
Signs are built at our Carrollton manufacturing facility from one set of specifications, so colors and finishes match across the whole property.
Installs are phased around construction, traffic and tenant openings, with lifts and equipment planned for each location on the site.
Repairs, LED and power supply replacement and new tenant panels keep the property looking managed long after the opening.
Multi-location and portfolio work
When a brand opens another location, or a management company takes on a portfolio of properties, consistency becomes the job. Logo, color, letter style and lighting have to match, even when every site has a different wall, a different landlord and a different city code.
We set a sign standard first, then adapt it site by site: survey each location, adjust sizes to each code and set of criteria and fabricate from the same specifications, so the latest sign matches the first one.

Tenants change. The sign program keeps up.
Panel replacement, repairs and LED service keep pylons, monuments and storefronts current as leases turn over.

How we deliver
Every commercial signs project follows the same six steps. Here is what each one means for this sign type.
One site survey covers every sign location, existing sign, sightline and power source on the property.
We design the program as a family, then document tenant criteria so future signs follow the standard.
Pylon and monument structures and large wall signs get the engineering each city and site requires.
Permits are prepared and tracked sign by sign, sequenced with construction and tenant openings.
Every sign is built at our Carrollton facility from one set of specifications, so finishes match across the site.
Installs are phased around traffic and openings, and we remain available for repairs and panel changes afterward.

Dallas Fort Worth
Much of DFW's commercial growth runs along the tollways and interstates, where new retail centers, medical buildings and distribution sites open next to older properties due for re-signing. A single portfolio can span several cities, each with its own sign ordinance, permit office and inspection process. We keep survey, fabrication and installation based in Carrollton and coordinate permits city by city, from Dallas and Richardson to Plano, Frisco, Allen, McKinney, Arlington and Fort Worth.
